Flood Damage Vs Water Damage

The terms “Flood damage” and “Water damage” are commonly used in the restoration industry. Most people would hear these terms and assume they mean the same thing; however, they actually have some key differences!

According to the National Flood Insurance Program, a flood is defined as: “A general and temporary condition of partial or complete inundation of 2 or more acres of normally dry land or, of 2 or more properties from:

  • overflow of inland or tidal waters
  • unusual and rapid accumulation or run off of surface waters from any source
  • Mudflows
  • Collapse or subsidence of land along the shore of a lake or similar body of water as a result of erosion or undermining caused by waves or currents of water exceeding anticipated cyclical levels that result in a flood as defined above.”

The defining factor that separates flood damage from water damage is pretty simple; it all depends on where the water comes from. Flood damage comes from natural sources. Water damage comes from inside the home (dishwasher leak, washing machine overflow etc.).
